I can’t believe we are closing in on another year end! Here are the Darien real estate statistics for the first week of December, 2010.Usually by this time of year things are in the drip mode with precious little going on. If I may continue with the coffee metaphors we are seeing things continue to perk along. Nothing over the top but moving forward.Last year at this time, the market actually took off in the last weeks of the year and defied the seasonal swing.Lets see how we progress in 2010.

Are You a Passion Pusher?
This post is completely disconnected from the topic of Darien real estate. Being the author of this blog has given me a certain confidence in my writing.As a result, and on a lark,I submitted a freelance article to The New York Times regarding how todays parents tend to overprogram our children. and overuse the word “passion” to describe their activities.
I am proud to say that this past Sunday,November 14,the article was published in the Metropolitan section of the paper.I’m aware that many people have attempted to get a byline in the paper and somehow, I managed it on the first try. I think its a little like winning the lottery after buying only one ticket. Nevertheless, I accept it humbly as a little pixie dust that someone sprinkled on me. Hope you enjoy the article.

Darien homeowners are stuck on, “but we need to get x dollars” What you think you need to get for your home and what the market will bear are distinctly different.The advice below is good although it may be a bitter pill indeed.
LOWER YOUR ASKING PRICE IF YOU EXPERIENCE TWO OF THE FOLLOWING:
- Do multiple listing agents have recommended listing the home at a lower price.
- Does feedback from the buyers’ agents suggests the home is overpriced.
- Is the home getting any showings, even though it’s marketed well.
- Has the home has sat on the market far longer than other homes in the area.
- Have there been multiple offers, but they’ve all been significantly under the list price.

William Pitt Sotheby’s International Realty continues to put out a great quarterly report on the state of the real estate market here in CT.The hyperlink below takes you to the report which graphs activity in the CT market for the past six months. Thoue report is devoid of the mumbo jumbo and macroeconomic slant of other publications and offers a look backward as well as makes modest predictions for the future of the market. Every town is coastal CT and Litchfield C ounty is analyzed, year to date,year over year,by price point and broken down by homes,land and condos.
Bottom line is that prices most likely have bottomed out at between 15-30% below pre-recession levels.Buyers have come back into the marketplace owing to low interest rates and a sense that the bottom has been realized.Take a look at the numbers for your town or one where you are considering moving. For better or worse,buyer or seller these are the facts and they feel much better than last year.William Pitt

Wall Street Journal Heralds Return of the “Teardown”,Darien Homes for Sale
An interesting article in today’s Wall St.Journal is trumpeting the return of the “teardown” in CT.That’s the affectionate term for homes of a certain vintage that are beyond rehab or are located on a parcel that could be otherwise “optimized”. While its true that the market has literally bounced like a rubber ball ,I haven’t seen any local evidence of this so far. It may still take some time for Darien builders to get back in this game. Stay tuned.
