Rentals in Darien Ct, A Mixed Bag
There are lots of reasons people choose to rent in Darien. They can be renovating a home elsewhere, haven’t found the home of their dreams in town or are test driving the area, so to speak. Then there are those that have bought a new home and found they were unable to sell their previous home and so list it for rent.
Whatever the reason, there are currently around 30 properties for rent in Darien Ct in the price range of around $3000 all the way up sometimes to as much as $25,000/month.for waterfront manses. The sweet spot at the moment, as I see it, is the $5000-$6000/mo range. That is where I believe you can get the most bang for your buck. Typically, the home will be in a nice location,not on a busy road, with around 3000 sq ft and be in good to very good condition. I’ve attached one of my favorites in this price category.It’s located on Lake Drive in a sought after neighborhood, minutes to the Noroton Height train station.Rentals can be a mixed bag;some are in poor condition and just turn over every year.This home is a showplace with new kitchen and baths,beautiful yard and great space. Completely renovated, the picture of this home speak for itself. Price is $5500/month.. Harbor Point,101 Park Place,Stamford CT Brand New Rentals
Last week, I had the opportunity to visit 101 Park Place , a brand new luxury rental building that has just opened in the new Harbor Point development in Stamford, CT.In case you don’t know,Harbor Point is an amazing project.It bills itself as “lifestyle oriented community” that marries urban convenience with waterfront living.
The development is massive in scale and will,when all is said and done, house residential,office, hotel and retail development contained within five distinct neighborhoods.Harbor Point is located in what was Stamford Ct’s industrial area and is a giant work in progress.
101 Park Place,Luxury Rental Living
Anyway, last week I saw the apartments at 101 Park Place and was very impressed.The building is 15 stories tall and has one,two and three bedroom units that are state of the art and incredibly affordable for Fairfield County.
Theres a lovely lobby and lots of amenities in the building; a gym,concierge,garaged parking,private terraces,stainless steel appliances and more.There is even a shuttle that runs every 15 minutes to the Stamford Metro North station.

Two bedrooms start at $2520/month
Three bedrooms start at $3580/month

Darien and Fairfield County Home Rentals,A Tight Market
This weeks New York Times, Real Estate section ran an accurate article about home rental conditions in Darien,CT and surrounding towns.They include the rentals at Yale and Towne in Stamford which I wrote a post about a few weeks ago. The market for Fairfield County rentals is tight and anyone looking would be well served by reading the article.

For one reason or another the rental market in Fairfield County is on fire. No sooner do homes for rent come on the market as they seem to disappear.Its not uncommon for a rental to be listed and leased in one day. During the dog days of August, I think people are looking last minute to get their children in school or have given up for the year on finding their dream home.

Looking for a Rental?
Whatever the case, it takes a good Realtor to figure out where dormant rentals may be. A current client has just recently sold their home and (yes I sold it for them) and needed a rental as soon as possible.We saw just about everything on the market in their price range and came up empty.With the clock ticking I decided to use my access to the Fairfield County Multiple Listing Service to look up homes and condos that had been on the market over 120 days to see if those homeowners would be willing to rent.
As a Realtor I have homeowner and listing broker information for all listings in Darienand surrounding towns,something the average renter or home buyer does not.(in spite of the Internet age).I called about a dozen of them to see if they were willing to rent for a year and voila, I got a couple of new properties to show that previously had only been on the market for sale.
I found the rental for my client literally by looking in places they dont exist.Similarly Realtors have knowledge of listings that are yet to come on the market and may be just what you are looking for. The moral of the story”Sometimes you have to dig to find what you’re looking for.”

Great New, Stamford, Ct. Rentals …The Lofts at Harbor Point
I wish I had a dollar for every phone call we’ve received at William Pitt Sotheby’s International Realty for reasonable rental apartments.Typically,people are looking for apartments near to the train in the $2000-$4000/month range. Young professionals who are not ready to buy, but work in the Stamford area are particularly interested in these properties.Its not an easy find,until now. Read the rest of this entry »
