In a rush to get your home ready to list for sale you may get into “clean out fever.” When you are pressed for time, it may be easy to throw away all those files from so many years ago when you first bought your home.
Be careful! Deeds, refinancing documents, oil tank removal documents ,inspection files,surveys,old construction permits and certificates of occupancy papers can all be critical when you attempt to sell your home.
I recently had a situation where a homeowner had to produce a refinancing sign off from 10 years ago that a bank lost in a document shuffle. The ability to produce this document was the single factor enabling her to close on the sale of her home.
Also,if you have removed an in ground oil tank from your property or if you have those documents from a previous homeowner, hang on to them. It could be crucial to a sale and save you a bunch of money.
Ditto with property surveys…old or new. Buyers often need to establish if there are wetlands on a property or simply need to visualize property boundaries. Your ability to provide even a dated survey can be important.
