Darien and Fairfield County Home Sales “POP” in December 2009
I mentioned briefly in my year end report that Darien home sales saw a “pop” in December when over 20 new contracts were signed. This trend appears to encompass much of Fairfield County thereby feeding optimism for the real estate market in Darien and environs may have bottomed out. Sales in New Canaan,Ct also posted 35 fourth quarter sales over 14 in 2008.No one expects the market to bounce back like a rubber ball but the feeling is that we are no longer in a free fall mode.
Over the last two years, prices in Darien real estate have fallen nearly 30% and the December uptick in sales may indicate that buyer confidence has returned. There are a great many renters in Darien who are simply waiting for the right price in the right location.Time will tell whether those renters are willing to lay out $4000-$15,000/month for rentals in 2010 or if the time is right to buy.
If you are a seller, pricing will be more important than ever for a quick sale. Face facts and price appropriately.
If you are contemplating buying a home in Darien or in surrounding communities you would be well advised to do financial homework. Be sure you are PRE- APPROVED for a mortgage before you begin looking since inventory is plentiful but many hurdles remain to securing financing.
